My 10 Point Marketing Plan

It doesn’t get more aggressive than this…

 

  1. Pricing Strategies. The absolute most critical thing in today’s market is pricing your home correctly. I will research recent sales in the area, along with overall market statistics of your neighborhood. It is important to research the location and condition of those homes, as well as other complicated issues that may lie underneath the surface.

 

  1. MLS. Complete Property Description with Maximum Pictures Allowable. I give the most detailed description of your home on the MLS. I want to make it easy for buyer’s agents to find your home when searching on this database.

 

  1. Full Presence Online. I will make your home famous! In addition to creating an individual website and virtual tour for your property, I have relationships for preferred treatment on the following websites: Chicago Tribune online (with enhanced pictures), Openhouses, Trulia, KWLS (Keller Williams Listing Service -click here to see some sites it feeds to!), Realtor.com, Craig’s List, Chicago Sun-Times, YouTube, Homescape, UGE, Yuvie, Point2Homes., Geebo, Cyberhomes, Edgeio, LocateOpenHouse, Google, Yahoo, SearchChicago, KWRP.blogspot.com, ChicagoRealtyWizard.com, and I am adding MORE every month!

 

  1. Open House Plan. Two back-to-back open houses in the first 30 days is the best way to introduce your home to the market. After that, exposure is most important in continued advertising.

 

  1. Flyers. Just Listed and Open House flyers will be distributed throughout the surrounding neighborhood. Your neighbors are sometimes the first to know if someone is looking to move to the area.

 

  1. Signage. I will display open house signs (Between 10-30) on the surrounding main streets to attract maximum attention. The more signs, the more exposure your property will receive.

 

  1. In-House Exposure. Did you know that Keller Williams is a profit-sharing company? That means you have 140+ agents helping us sell your home. Your home will be posted and announced in my office.

 

  1. Broker Tour. All brokers, from all agencies, will be invited to view your home on a weekday (usually Monday or Tuesday). Statistically, a broker is more likely to bring you a buyer if they’ve seen it.

 

  1. Email. I will email everyone on my database and announce that your home is up for sale. They will also be notified of all open houses and other occurrences.

 

  1. Feedback. I follow up with brokers and consumers who have visited your home. Gathering comments/suggestions is very helpful in re-evaluating the situation.
